PROPERTY INTRODUCTIONS
Property Decisions Guided by Your Wider Strategy
Carefully considered property introductions shaped around your lifestyle, residency plans and longer-term objectives in Cyprus.
Introduction
The Right Property Begins with the Right Questions
Choosing a property in Cyprus is about more than architecture, location or price. The decision may affect your residency plans, financial arrangements, family lifestyle and longer-term interests on the island.
CapitalSF Cyprus helps you define what you need from a property before introductions are made. We consider how the property will be used, where it should be located and how it fits within your wider Cyprus strategy.
Where appropriate, we introduce you to selected property developers and professionals. Independent Cyprus lawyers remain responsible for all legal advice, contract review and due diligence.

A permanent family home, retirement residence, holiday property and investment property each require a different approach.
Before introducing individual properties or developments, we take time to understand your intended use, preferred location, lifestyle requirements, budget and expected timeframe.
We also consider whether the property forms part of a residency application, whether it will generate rental income, how frequently it will be occupied and whether it supports your longer-term plans.
This allows introductions to be more focused, relevant and connected to your wider objectives.
What We Help You Consider
-
Intended use
We clarify whether the property will be your permanent home, occasional residence, retirement property, family base or investment.
-
Location and lifestyle
-
Budget and total ownership costs
-
Residency considerations
-
Ownership structure
-
Longer-term suitability
We encourage clients to consider future family needs, maintenance, resale potential, location development and whether the property will remain suitable over time.
Curated Property Introductions
Selected Introductions—Not an Open Property Search
Our approach is deliberately selective.
Once we understand your circumstances and objectives, we may introduce you to property developers or professionals whose properties appear relevant to the requirements you have communicated.
We do not attempt to present every available property in Cyprus. Our aim is to make considered introductions that allow you to explore suitable possibilities without losing sight of your wider strategy.
Any introduction is an initial starting point and not a recommendation, valuation or guarantee that a property is legally, financially or practically suitable.
Independent Legal Advice
Independent Due Diligence Before Any Commitment
Every purchaser should appoint an independent Cyprus lawyer before signing a reservation agreement, paying a non-refundable deposit or entering into a sale contract.
The appointed lawyer should act solely in your interests and investigate the legal status of the property and proposed transaction.
Depending on the circumstances, this may include reviewing:
- Ownership and authority to sell;
- Title deeds and Land Registry information;
- Mortgages, charges and other encumbrances;
- Planning and building permissions;
- Approved plans and construction specifications;
- The sale contract and payment schedule;
- Deposit and specific-performance protections;
- VAT, transfer fees and transaction costs;
- Permission requirements for certain foreign buyers; and
- The procedure and conditions for transferring legal title.
CapitalSF Cyprus does not conduct legal due diligence. These matters remain the sole responsibility of the independent lawyer appointed by the client.

Important Considerations
Important Considerations
A property can play an important role in establishing life in Cyprus, but it should not be considered in isolation.
Property ownership does not automatically provide a right to reside, establish tax residency, obtain finance or open a bank account. A property that satisfies the requirements of one residency pathway may also be unsuitable for your lifestyle or longer-term financial objectives.
The residency, legal, property, tax and financial aspects should therefore be reviewed separately by the appropriate independent professionals and coordinated before binding decisions are made.
